Seawall Replacement / New Seawalls in Fort Lauderdale
Replacing an old seawall
Many canal and Intracoastal homes in Broward still have the original walls that went in when the lots were dredged and filled. When a wall has failed in several places, keeps losing soil, or sits too low for today's high tides, replacing it can be the better long term option.
Common replacement approaches
- New wall in front of the old one. New sheet piles or panels are installed on the water side, and the gap is filled. This can avoid demolishing the old wall.
- Full removal and rebuild. The old wall comes out and a new one goes in on the same line.
- Material choices. Concrete panels, vinyl or composite sheet piles, and steel each have trade-offs in cost, lifespan and permitting. A contractor can explain what fits your site.
Elevation rules for new walls
Fort Lauderdale updated its seawall ordinance in March 2023 to match Broward County's regional tidal flood barrier standard. New or substantially repaired seawalls generally need a top elevation of 5 feet NAVD88. Applications submitted before January 1, 2035 may be permitted at 4 feet NAVD88 if the wall is designed so it can be raised to 5 feet by 2050. Your contractor and the city's permit staff can confirm what applies to your property.

Seawall Replacement / New Seawalls questions
How long does a seawall last?
It varies a lot with materials, installation quality and exposure. Many older concrete walls in South Florida show serious wear after several decades. A contractor can give you a realistic view of your wall's remaining life.
Do I have to raise my seawall?
In Fort Lauderdale, new and substantially repaired walls must meet the tidal flood barrier elevation standard, and a wall that lets tidal water flood a neighbor or the public right-of-way can also trigger it. Smaller repairs may not. Ask your contractor which category your project falls into.
What permits does a new seawall need?
Usually a city building permit, plus environmental review for work in tidal water, which can involve Broward County and sometimes state or federal agencies. Permitting can take longer than construction, so plan for it.
